Under the Dominion Housing Act of 1935, insurance was provided on long-term amortizing mortgages, a fundamentally similar approach to that pioneered in the United States by the Federal Housing Administration. The chief difference was that, while the FHA did not actually lend money, the DHA contained provision for "joint" loans, with the Canadian government lending up to 20 percent of appraised value.
